Capital Assets Financial Services is a Salt Lake City based mortgage banking firm which has served the intermountain west since 1979. Capital Assets makes loans secured primarily by real property and specializes in serving the borrower whose collateral and term requirements may not fit the lending patterns of banks or savings and loan associations.
Capital Assets has expertise in structuring secured loans in situations where borrowers are willing to pay extra for the service, speed, and creativity offered. This expertise has resulted in referrals from banks, savings and loan associations, investment bankers, accountants, attorneys and financial consultants.
In addition to direct loan transactions which it retains in it's own portfolio, Capital Assets makes loans which it may simultaneously sell or originate for other lending institutions, insurance companies, pension plans, trusts, and individual investors. The company will receive an origination fee and may ultimately receive a portion of the interest income as a servicing fee.
Capital Assets' own loans are usually made for a short period as a bridge loan for longer term financing. Terms are generally tailored to fit the needs of the borrower and by taking into consideration the collateral and the equity of the borrower. Terms vary from interest only to full amortization schedules over the life of the loan. Capital Assets also originates long term financing for periods of five to thirty years. Interest rates may be fixed but are more often tied to an outside variable index.
